Why Book Direct + FAQ

You may have found us on Airbnb or Vrbo – welcome! Here’s something most guests don’t realize: those platforms add a guest service fee on top of the nightly rate, often hundreds of dollars on a multi-night stay. When you book right here on our site, that fee simply doesn’t exist. Same cabin, same dates, same hosts – lower total.

Booking direct also means you’re dealing with us – Mark and Libby – from the first question to checkout. No call centers, no middleman. Your booking is handled through our secure booking system with card payment protection, just like the big platforms.

Frequently Asked Questions

How many people does the cabin sleep? Up to 8, across 3 bedrooms with four beds plus a sofa sleeper. Two full bathrooms.

Are dogs allowed? Yes – up to two dogs are welcome with a pet fee of $100 per dog, per stay. Just let us know you’re bringing your pups when you book. (Sorry, dogs only.)

What are check-in and check-out times? Check-in from 4:00 PM, check-out by 10:00 AM. Self check-in – full instructions arrive before your stay.

Is there air conditioning and heating? Yes – A/C for summer afternoons, plus central heat and the fireplace for snowy nights.

Is there Wi-Fi? Yes, free high-speed Wi-Fi throughout the cabin.

How far are Flagstaff, Sedona, and the Grand Canyon? Flagstaff is 25 minutes, Sedona about 40-50 minutes, and the Grand Canyon’s South Rim about 1 hour 40 minutes.

Does it snow in Munds Park? Yes! At 6,500 feet we get real winters – great for snow play – and summers roughly 20 degrees cooler than Phoenix.

What’s your cancellation policy? It depends on the season. Peak dates (May 15 – September 15, Thanksgiving week, December 20 – January 2, and the month of March): cancel 30 or more days before check-in for a full refund; within 30 days of check-in, bookings are non-refundable. All other dates: cancel 14 or more days before check-in for a full refund; within 14 days, bookings are non-refundable. No-shows and early departures are non-refundable. Bookings made on Airbnb or Vrbo follow the cancellation policy shown at checkout on that platform.

Should we get travel insurance? We encourage it. Check with your credit card company first – many cards include trip protection at no cost – or you can purchase a policy separately from any travel insurance provider. We do not offer or sell travel insurance ourselves.

Is the kitchen really stocked? Really stocked: cookware, small appliances (air fryer, crock pot, blender), and pantry basics including coffee, tea, hot cocoa, and spices.

Where do we park? In the driveway only – there’s room for multiple vehicles, including trailers and ATVs. Please note: street parking is not permitted. In the winter months snow plows come through and your vehicle may be damaged at your expense, and the Sheriff has been known to ticket or tow vehicles parked on the street.
